In July 2023, City Planning released their opinions in response to requests by owners of these buildings to change the land use designation from 'employment' to 'mixed use' for the likely purpose of building condos. The buildings at 39 Wynford (the Brookfield Bldg, SE corner) and 15 Gervais (opposite the Superstore entrance) were given conditional approval: "Based on the criteria in the Growth Plan 2020, the Provincial Policy Statement 2020 and the Official Plan policies, it is recommended that the lands be redesignated from General Employment Areas to Regeneration Areas with a Site and Area Specific Policy (SASP) and be planned comprehensively through studies outlined in the SASP. It is also recommended that a SASP be introduced to limit employment uses to those compatible with residential uses; to secure a minimum amount of affordable housing; to require an increase in the non-residential gross floor area across the site; to build on the findings of the studies that supported the Don Mills Crossing Secondary Plan; and, to produce updated transportation plans to improve connections within the area and to surrounding neighbourhoods.
